Advocate Markov is proud to welcome the first Nigerian investor to participate in Bulgaria Permanent Residency by Investment Program. The first Nigeria investor filled her PR application (final stages of process) in the beginning of July.

While many prospective investors continue to debate whether to join the Bulgaria highly regulated and transparent Golden Visa program before it eventually closes, others recognize the opportunity and act decisively.

The Bulgaria residency by investment program remains underestimated—just as the high-net-worth market in Nigeria has often been overlooked. Yet those willing to look beyond conventional perceptions are now leading the way.

Opportunity Favors Those Who Act

Over the last year, we have heard every possible objection.

“Our fund has no track record.”

“The assets under management are too small.”

“The fund is too new.”

These concerns are understandable, but they overlook the very purpose of the Bulgaria investment migration framework.

If established investment funds with decades of history and billions under management already dominated this market, there would be no need for a residency-by-investment program through investment funds.

The Bulgarian government introduced this program specifically to stimulate the country’s investment ecosystem, strengthen the local capital markets, and support the growth of Bulgarian investment funds. Once these objectives are achieved, the program will naturally lose its purpose.

Ironically, by the time every investor feels completely comfortable with the fund’s track record and assets under management, the opportunity itself may no longer exist.

When we established Bulgaria AIF, we invested our own capital before inviting external investors to satisfy the minimum Golden visa requirements.

The fund initially consisted entirely of private equity financed by our own resources. We believed in the strategy enough to invest first ourselves.

Our earliest investors shared that confidence. Rather than waiting for years of historical performance, they recognized the opportunity and participated from the beginning.

Today, the composition of the fund has evolved significantly. Private equity now represents only 30% of the portfolio (compared to 100% in the beginning), while the remainder has been diversified across ten bonds listed on the Bulgarian Stock Exchange (BSE) and the BEAM market.

Had those first investors waited for every perceived risk to disappear, they would still be waiting today—and they would not already be holding Bulgarian permanent residence cards.

Permanent Residence Means Long-Term Security

One of Bulgaria greatest advantages is that it grants permanent residence, not merely temporary residence. This distinction is often underestimated.

Even if the investment program were discontinued in the future, existing permanent residence holders would retain their status under the law.

Temporary residence programs in other jurisdictions do not always offer the same certainty. Governments may extend the required path to citizenship, tighten renewal requirements, or introduce additional conditions over time. Investors cannot predict future policy changes. Permanent residence provides a significantly higher degree of legal certainty.

Growing Confidence

Today, seven investors have already subscribed to Bulgaria AIF. They joined with realistic expectations.

Their objective was never speculative returns or extraordinary profits. Their priority was preserving capital while obtaining a secure European permanent residence pathway and future eligibility for Bulgarian—and ultimately European Union—citizenship.

When the value of their investment appreciates, it is an added benefit rather than the primary objective.

For these investors, Bulgaria AIF offers exactly what it was designed to provide: capital preservation, regulatory transparency, and a straightforward path to permanent residence without unnecessary complexity.

Sometimes the best opportunities are recognized not by those who wait for perfect conditions, but by those who understand why the opportunity exists in the first place.
